How much can I expect to earn from short-term rentals ?

Profitability depends on several factors: property location, size, guest capacity and seasonality. Short-term rentals generally generate higher income than traditional rentals while maintaining flexibility regarding the use of the property.

To ensure optimised income, we use professional tools such as AirDNA, which allow us to compare the market, track trends and set the ideal price. We also provide a personalised estimate to give you a realistic income projection.

What are the steps to get started ?

  • Initial contact and discussion: we talk about your property, your expectations and your goals.
  • Property visit: we assess the home, define the cleaning hours required for the setup, and check that it meets guest standards. We also carry out an inventory, list items to purchase or replace if needed, and prepare the internal file so everything is ready before listing.
  • Document preparation: you provide the required documents previously listed by email (e.g. energy performance certificate, co-ownership rules, etc.) to ensure compliance. You can also start the process of obtaining your registration number from the town hall (link provided: declare a furnished tourist rental or guesthouse – government service), which saves time. We then centralise all documents and complete the internal file.
  • Service setup: creation and optimisation of the listing, property preparation, coordination of service providers, and creation of your personalised welcome book.
  • Launch and management: management of bookings, guests, property and service providers, plus pricing adjustments to optimise income. You have access to all tools and information (Superhote, before/after videos, income summaries) for clear real-time tracking.

Do I need to contact the town hall ?

In many municipalities, a prior declaration is required. We guide you through these steps to ensure compliance with local regulations.

Is there a difference between a primary and secondary residence ?

Yes. For a primary residence, short-term rentals are limited to 90 days per year. For a secondary residence, there is no time limit, although regulations depend on the municipality where the property is located.

What does your concierge service include? Are there setup fees ?

Our concierge service handles the entire management of your property: listing creation, booking and guest management, cleaning organisation, service provider coordination and guest support during stays.

How do you optimise my property’s income ?

We use professional analysis and management tools specialised in short-term rentals, such as Superhote and AirDNA.

These platforms allow us to analyse the local market (occupancy rates, average prices, seasonality, events) and adjust pricing strategically. The goal is to optimise both occupancy and profitability throughout the year.

When and how do I get paid? What are your fees ?

As holders of the G card, we collect rental income from platforms and transfer your earnings at the end of each month. You have real-time visibility on bookings and income via Superhote for clear and transparent tracking.

Our fee is 20% excl. tax of the revenue generated. This includes full management: listing creation and optimisation, booking management, guest communication, cleaning and property follow-up.

What is the minimum or maximum rental duration ?

We fully adapt to your preferences and define stay durations according to your goals. We also take into account the local area and competition to optimise both occupancy and revenue.

Is my property insured for short-term rentals? What happens in case of damage or theft?

Booking platforms generally provide host protection programmes. Your property is also covered by your landlord insurance (PNO) and home insurance.

We are currently working on additional insurance solutions to offer more comprehensive protection and allow us to manage claims directly.

In case of damage or theft, we carry out a detailed report supported by before/after videos for each stay. We then handle claims with the guest and the platform to obtain compensation when possible, and we also contact your insurance (PNO or home insurance) if necessary to ensure coverage of damages.
